The Town of Thompson’s Station, population 1,283, lies in Williamson County, roughly 25 miles south of Nashville. As its name suggests, this Town is on a rail line that connects it with Nashville. The community was the site of a Civil War battle in March, 1863. Today, despite nearby access to Interstate 65, which puts residents within commuting distance of Nashville, the Town still remains primarily rural in nature.

The Town zoning code allows development potential to be transferred at a one-to-one ratio to achieve various land use goals including preservation of agriculture, environmental areas, open space and cultural sites. No applications had been filed to use the TDR process as of 2007. However, Town Administrator Greg Langeliers reported in September of that year that three possible transfers had been discussed. In two of these cases, the sending site consisted of agriculture land or open space. In the third example, the sending site was a historic mansion and the site of the Battle of Thompson’s Station.
